Located at 1 S. Chicago Ave Bay Shore, New York our 6,600 sq foot brewery and tap room is available. A turnkey production facility and popular tap room that seats 75 customers indoors, and an additional 100+ outside. Approved by the Town of Islip, Southwest Sewer District/Suffolk County Water Authority with transferable permits that are no longer being issued by either entity.
The sale includes production space with all relevant equipment, canning line, date coder, forklift, delivery van, cold storage, 3 office spaces plus a 2000 sq foot multi level tap room with private indoor and outdoor seating. The tap room includes 20 tap lines, separate cold box and all FFE.
Landlord offers a new 10 year lease with 2, 5 year extensions. Rent year 1 is approx $7,600.00 Modified Gross, with 3% increase yearly.Tenant responsible for gas, electricity, water and sewer, and garbage collection.

The brew house is a 2 vessel, 10 bbl direct fire Alpha Brew Ops system with automation package, and a 20 bbl HLT installed in late 2018. Transition plan

One production staff member who has been with the company for over three years, and is competent in brewing, cellaring, and packaging is willing to stay on with the new company. Owner/ President/ Head Brewer will also stay on for 30 days for training and logistical purposes during the transition period, and will be available as a paid consultant thereafter. 3-4 bartenders also expressed interest in staying on after sale.
