Two plans of subdivision are in place with a total of 89 residential lots, municipal reserves and two community parcels. 70 building lots are still available with a mixture of 28 lakefront, 21 marina and 21 water canal lots. All surveyed lots are 75 feet wide with a typical depth between 250 and 300 feet. Every building lot has been graded to meet or exceed the provincial 1:500 flood plain and there is a building platform on which lakefront homes are to be located. The overall lakefront is gently sloping to the water from the building platform. The platform is set back from the lake at least 125 feet or more. This helps to eliminate the potential for flooding of lakefront properties. Marina and water canal lots are graded to permit walkout basements if desired. A 10 acre inland marina with private boat launch and leased docking slips is in place and owned by the company. There is a beach area extending about 1,600 feet in length opposite the marina protection berm. There is natural gas and power at the property line for each site, and a new cellular tower is about 4 kilometers away. There is limited street lighting to enhance the night sky. The development is accessed off a typical rural grid road. The interior road in the development is gravel. There is a small park in the northeast end of the development. The site is between one hour and two hours from Regina, Saskatoon, Moose Jaw and Yorkton. These four urban areas make up almost 50% of the province's population. There are two expansion parcels owned by the partners that can be made available at a negotiated cost. One of these has power and natural gas available and would accommodate up to 40 more building sites. The second parcel is large enough for the development of a golf course and some rural acreages.
Inland marina is the only private one on the north end of the lake. A separation berm protects activity in the marina. |
