This space has a Rest Rm & 2 offices 12'x14'=168sqft each. If tenant does not need additional TIs then there would be no TIs expenses for this space. If the tenant signs a 3 year lease by Oct15 then we would give them the remainder od of October free. Then Nov,Dec,Jan would be at $1.00 p/sqft/p/mth on a net lease. For single space units we would offer the same incentives but would need to negotiate to cover added build out expenses. As owners we would offer a generous TIs to the tenant. We can offer a no interest loan to tenant spread over the 3 years of the lease if needed to cover additional expenses for single space units. Bldg#2 has 1 space of 1,706 sqft just became available. This is 2nd generation space so has office and rest room in place. Has AC in office. If AC is needed in warehouse we can add that with the cost of this negotiable. If you sign the lease in February we will make the rest of February free. We will then be at $1.00 p/sq/ft/p/mth for March and April. Then beginning on May 1st, 2025 the lease would go to $1.25 p/sq/ft/p/mth. We would like a 3 year lease as a minimum but will negotiate terms of the lease.
