Larchmont is a village within the town of Mamaroneck, located in Westchester County, along the north shore of the Long Island Sound and approximately 18 miles north of Manhattan. An idyllic village along the coast, Larchmont was once ranked the third wealthiest place in New York and is known for its beautiful homes, top schools, and private golf and yacht clubs. With a population of just over 17,000, the median household income is over $200,000 and the median home value is $1.8 M. Residents who commute to Manhattan or Connecticut have access to the Metro-North New Haven Line and I-95. Another main thoroughfare, the Boston Post Road (18,552 VPD) connects Larchmont to neighboring coastal suburbs from Pelham to Rye. The lack of malls and large-anchor shopping centers leaves a limited supply of retail space in this market.
