Sandhill Farm is zoned Industrial 2 (I-2-CZ) by Johnston County. However, Sandhill Farm’s future land use class is Rural Living, a place type intended to foster low-density residential development. The classification also encourages clustered developments, otherwise known as “conservation subdivisions”, which allow design flexibility in exchange for more reserved open space. A rezoning is needed for any future residential development. Most surrounding Johnston County subdivisions, including Langdon Ridge across the street from Sandhill Farm, have  been constructed under Agricultural Residential (AR) zoning.  Rezoning from I-2-CZ to AR is considered a downzone by the county. Downzoning is usually approved in Johnston County  and takes approximately three months assuming nothing is  tabled during the process. All adjacent land parcels to Sandhill  Farm are zoned AR
