-Occupancy annually averages out to about 40-50% with May, June, July, Sept, Oct being the busiest months. Apr can be busier also depending on when Easter falls and the weather. Same with November, if weather is mild, we have more campers during this month. We open in mid-March due to thru hikers on the Appalachian Trail (AT) starting in Springer Mountain, GA and hiking north. The AT runs through Franklin and access to trail is only 10 minutes from the campground. The town of Franklin is less than 5 miles. We are less than 10 minutes from large grocery stores, Walmart, Chik-fil-a, Starbucks. Less than 5 miles from the four-lane road Hwy 23/Sylva Hwy. Campers like this because it is easy to get to the campground and not a lot of climbing and winding roads. -Camp Store (fully remodeled 2021)-Includes T-shirts, Hats, Stickers (new 2024), non-perishable items, RV supplies, & miscellaneous. Includes washer & dryer for camp host use/not for guest to use currently but could be easily changed for guest use. Ice machine and large freezer to package and sell/deliver ice to campers. Printer/Scanner, cleaning supplies, brochures, & AC/Heat window unit. Computer in camp store doesn’t convey. Two bathrooms (toilet & sink) on side porch installed in 2022 for Camp host, guest fishing, & campers on the overflow sites by the pond. Split rail fencing added to entry. -Singlewide (2017) with large, fenced back yard with covered porch area. Two bedrooms and two bathrooms. Indoor and outdoor furniture and all appliances covey in singlewide except for personal items. Wi-Fi is available through Hughes Net and Satellite is through Dish Network. Separate Wi-Fi for singlewide and camp store than for the rest of the campground. Currently owners residence but could be rented out also. -Pond is catch and release and has bass, brim, and catfish. Small bridge and community swing. Aerator in pond. -Rosie, the wooden Bear at the entrance conveys. We purchased it in 2021. -Bathhouse fully remodeled in 2021, all tile showers, new lighting, new plumbing, flex piping throughout to prevent freezing. Paint & roof. New cedar cabinet in large bathroom. New soap and paper dispensers. Freeman Gas fills tank for hot water heaters x 2 at bath house. -All new signage 2021 in campground. Entry, directional signs, site signs, & informational signs. -3 Conestoga Wagons (Jackson, Vail, & Telluride) purchased in 2021. Glamping wagons all have the same layout which includes king bed, bunk bed, wagon wheel table, includes lights, plugs, AC/Heat. Picnic tables and water source at each site as well as fire pit with stone surround and grilling grate option. All new water sources and electrical pedestals were installed in 2021. -New landscaping throughout the campground. Removal of dead trees. 30 +loads of rock initially in and maintenance loads throughout the years. Several sites were upgraded to 50 amp in 2021. Retaining walls behind sites 31-sites 34 were built in 2021. Stone fire pits built on sites 26, 28, and 12. Most RV and tent sites were upgraded to frost free spigots. -Phoenix Cabin remodeled in 2022 with pine wooden walls, insulation, new AC/Heat (includes 2 units one upstairs and downstairs), New roof, tile shower with flex plumbing. Furniture and TV/appliances convey. There is a queen bed downstairs, full bath and full kitchen, and includes a loft with queen bed. Small table and mirror in cabin don’t convey, it was the previous owners. -All RV sites have updated wooden picnic tables. -Stable/Storage was updated with a new roof and paint and wiring in 2021. Use for storing equipment/tractor, mowers, etc. Wi-Fi is also located here and a RING security camera. Duke Energy has wired with new equipment so the Primitive tent sites could be easily upgraded to water and electricity sites in the future. Campground Hughes Net dish is located here. -Bear Cub Cabin remodeled, new roof, full bath, kitchenette, queen bed, bunk bed, breakfast table, AC/Heat. All furniture and appliances convey. -Inground pool converted to salt from chlorine in 2021. Open May – September. New fence, new filter and pump in 2023, deck painted in 2022. All pool supplies convey. 4 umbrellas, chairs, tables that surround pool also convey. Crissy* is a certified pool operator. Frontier (phone company) is provider for a phone line to pool for emergencies, it is the only land line at the campground. We pay for it year-round, but service can be stopped during off season. -Picnic Pavilion with concrete floor was installed new in 2021. Picnic tables convey. -Community fire pit/stone, new dog park with covered bench, and dog water station. -Remodeled Workshop houses all the equipment and tools for the campground. Items related to campground will be conveyed, some personal items are housed in there that belong to the camp host (tools, hunting equipment, freezer, etc.) Firewood conveys that are under shelters. New firewood shelter built in 2022. The covered tented area by the workshop houses the wood splitter and various equipment which all convey including extra fire rings, buckets, barrels, and trees for splitting. Trash trailer and equipment trailer convey also. Tractor is Massey-Ferguson 2019 and conveys also. Two 2022 and 2023 Kubota mowers convey but the ATV Kubota does not convey. -Open Range 2023 RV (27 feet) called the Franklin RV for Rent on site 34 which we rent to campers as lodging. It conveys with campground. It sleeps 6. -Jerry is currently our camp host and stays on site 33 in his own camper year-round. -New 2022 well water pump installed, new plumbing in several locations of the campground that replaced old, worn-out plumbing lines. Septic tanks pumped/cleaned out 2021. -Use CampSpot Reservation software. Guest are able to book online and paperless check-in. -We also have website www.rosecreekcamping.com.
