1) Landlord to deliver an approximately ~ 2.15 acre portion of the 2.89 acres of the property surfaced for truck parking or drop yard. Tenant responsible for Maintenance, property taxes, Repairs, and Insurance. Tenant shall carry its own insurance policies.
Tenant will be responsible for costs associated with maintaining and reasonable repairs (but not replacement of capital items unless necessitated by acts of Tenant) on the Premises during Lease. Maintenance shall include mowing grass, repairs to gravel, and lights.
