1) Landlord to deliver an approximately ~ 2.15 acre portion of the 2.89 acres of the property surfaced for truck parking or drop yard. Tenant will be responsible for costs associated with maintaining and reasonable repairs (but not replacement of capital items unless necessitated by acts of Tenant) on the Premises during Lease. Maintenance shall include mowing grass, repairs to gravel, and lights.
