My name is Joel Knight, MD. I am the managing director for the ownership of Medical Office Building #2. This is the location of a two story building that contains the 19000 sq ft Cedar Lake Outpatient Surgery Center on the upper floor, and 13,000 sq ft on the lower level. This surgery center is currently leased and operated by Memorial Hospital Gulfport.
The lower level of Medical Office Building #2 is approximately 15000 sq ft. It is largely unfinished space capable of being utilized by any number of medical, storage, or other enterprises. The space is plumbed for sewer, but there is, as yet, no HVAC. Memorial Hospital Gulfport occupies approximately 2000 sq ft of this space leaving 13000 sq ft unused, at present. Memorial has a lease for this lower level through September of 2024. I have been advised that Memorial will not renew that lease for the 13000 sq ft portion. They have no objection to a current sublease or assumption.
Originally, Memorial planned to build medical offices in the lower space, specifically an Oncology medical area. Plans for that space have been drawn by Hardy and Associates and are available for viewing. Certainly the area could be repurposed easily at this time.
The space and building are located in the Cedar Lake Medical Park in Biloxi, Mississippi. The medical Park is comprised of four buildings surrounding a large parking area. This is immediately adjacent to, and on the south side of, exit 44 of Interstate 10.
To the east of the complex is Cedar Lake Road. Cedar Lake Road runs north/south and contains approximately 4 blocks of commercial property: Home Depot, McDonalds, gas stations, restaurants, etc.
To the west is located the Harrison County Industrial park with medical and architectural offices as well as a retirement home.
