EXCELLENT FUTURE EGRESS: TXDOT states a crossing is planned at this site with Moonshine Hill Rd.
Access temporarily limited due FM 1960 road expansion. Use caution walking on site due high grass, Until driveway is reset, use culvert crossing at west end (on next property). Water main already relocated with 2 fire hydrants along North property line.  Land continues as triangle +/-250' beyond back tree line.
Gradual slope to north-northwest (towards FM 1960). Per HCFCD /HCAD Map (enclosed): mixed zone X, 500 yr & 100 yr floodplains,  No Floodway ("creeks" on next properties east & west). Neighboring owner stated TXDOT condemned whole frontage tract to east of subject for flood control/ storm water retention. This would likely alter the subject's flood map as an added benefit.
