Bellefield at Historic Hyde Park is a 334-acre, approved plan for a 2.0 million square foot mixed use development, 90 minutes north of Manhattan, in Historic Hyde Park, New York, in the heart of the Hudson River Valley. The 334-acre site is fully entitled and approved for 2.0 million square feet of development, including;
•801 residential units comprised of 344 rental units and 457 for sale units
•304,250 square feet of commercial and retail space
•290,000 square feet of hospitality space for a second 300-key hotel, 32 hotel villas, a conference center, spa and associated amenities
•130,000 square feet of tax-exempt space for educational entity and R&D
Bellefield is currently approved for Dutchess County Industrial Development Agency ("DCIDA") programs that provide a sales tax exemption on construction costs, mortgage recording tax exemption and 20-year Payment in Lieu of Taxes (“PILOT”) program totaling ~$160 million of tax benefits. It is expected that all remaining commercial phases of development will be eligible for similar approvals.
Phase 1 is complete and includes:
• A wastewater treatment plant that is fully commissioned and currently operating, designed to be capable of handling 342,000 gallons per day which will encompass the entire Bellefield development and additional off-site customers in a community that does not have its own treatment facility;
•The first hotel, a 137 room Marriott Residence Inn, operating as “The Inn at Bellefield” which opened December 2023.
Phase 2 construction begins in August 2024 and will include:
• 12 luxury townhomes (available in September 2025);
• 344 luxury rental units;
• 60 condominiums;
• 210,854 square feet of retail/restaurant/entertainment;
• tenants will include winery/entertainment venue, celebrity chef restaurant, national furniture showroom, film production studios;
• 130,000 square feet of tax-exempt space for institutional/R&D;
• Working farm with event space;
• Walking Trails.
Future Phases will include:
• 457 "for sale" residential units including a mix of townhomes, cottages, condominiums and branded single family properties;
• 2nd Hotel with up to 300 rooms, conference center, spa and event venue;
• 75,000 square feet of commercial/office space on the Northwest Corner along Route 9 and St. Andrew Road;
• 8,000 square feet of stand-alone restaurant space on Route 9 and St. Andrew Road;
• 10 miles of walking trails.
