For this development, the branding is "Strada", Italian for the street. It was chosen for the unique shape of the site formed by 3 streets: Jonesboro Road (Highway 54), North Lake Dr, and the railroad tracks. The proposed imagery of the brand calls out to the shape of the properties. The early concept includes up to three main buildings hosting up to 8 retail spaces with a rooftop deck. A proposed patio area supplements retail and event spaces to maximize FAR without over densifying the property & allow visibility from prominent Highway 54. Exterior seating is overall low in cost to furnish while doubling the tenant's income potential. Green elements such as medium-sized trees, planter hedges, and low ground cover species are to be designed into the site to offset areas of concrete and impermeability. The site is just a hair over 1 acre. Functional allocations for circulation and income-generating areas resulted in a high percentage of hardscape. Planting would be located where feasible with considerations for the sound buffer at the railroad, traffic buffer at the new one-way drive lane, and shading along the west side. Proposed brick pavers can be used in parking areas to allow permeability and decrease water conveyance. Bike parking would also encourage a sustainable commute to this retail centrum.
