Something to think about. The property ceiling height is 9’. However, at some places where the duct is running the height is around 7’. So, if you are planning to have activities that would require high jumps or aerobics etc, this location will not work for you.
You are responsible for
Your own utilities – Electric, Gas (HVAC), Internet and Water. For electric, gas and water, meters and supply are all there so all you will have to do is turn the accounts under your name. For internet, Spectrum will come and make the connection from the pole outside as they would not make connection until an account has been setup. Shouldn’t take too long either.
Each space has its own meter for each utility so you will have to get two accounts activated for electric, two for gas and two for water if you lease both spaces.
The lease spells out what all other items you are responsible for but the gist is your responsible for all repairs (except for any structural related issues of the building). You are responsible for all glass, widows/doors, anything inside your leased space, electrical, plumbing, HVAC system, roof, signage, your portion of canopy etc.
Annual backflow inspection from city of Durham which costs around $100 or so. If there are any repairs or maintenance then that may add to the cost.
Any upfits, penetrations etc. All work must be done by a licensed contractor and must be approved by the landlord first.
Landlord doesn’t provide any tenant incentives for the upfit and will not contribute towards it. All upfit costs must be bear by the tenant.
