It is zoned as a Special Manufacturing District (SM), allowing for diverse industrial uses. The building boasts an impressive ceiling height ranging from 22 to 30 feet, along with 31 dock-high loading doors—17 of which are equipped with levelers. There is ample trailer parking available with 120 spaces, in addition to 200 car parking spaces. The column spacing is designed at 30 feet by 40 feet to optimize space utilization.
In terms of utilities, the facility is equipped with municipal water and sewer services, with a six-inch water supply line reducing to a four-inch line, providing a total supply of 480 gallons per minute. Wastewater is managed through an 18-inch gravity drain capable of handling up to 10,000 gallons per minute. Electricity is supplied by PSE&G Co., with a capacity of 6,000 amps and the potential to expand to 8,000 amps.
The refrigerated area encompasses approximately 110,000 square feet, maintained at a temperature range of 33-37 degrees Fahrenheit, featuring 2,736 pallet positions. The facility is equipped with a solid waste separation system specifically designed for vegetable products, along with a hydraulic pump room, and pressurized air and chilled water lines distributed throughout the processing area. Additionally, a nitrogen delivery system is in place, and a robust backup power system includes two 1,400 kW natural gas generators and one 900 kW diesel generator to ensure continuous operation.
