Adjacent to the subject property is the Wolcott PUD, a residential development currently progressing through the Eagle County land planning process. If approved, the project would provide up to 350 new homes on what is currently raw land situated between Interstate-70 and US Highway-6. A sketch plan of the project was approved on May 17, 2023. This development would activate Wolcott as a highly desirable place for locals to reside when compared to the down-valley communities of Eagle, Gypsum and Dotsero. These communities are up to 40 miles from the employment hubs of Vail, Avon, Beaver Creek and Edwards. If approved, Wolcott PUD would create significant demand for commercial uses in the area.
