The Montana Department of Natural Resources and Conservation (DNRC) is the land management agency
responsible for managing MT Trust Lands to generate revenue for education.
The legal description of the land available for lease through this RFP is:
Lot 48, Dinsmore’s Orchard Homes, ADD. No. 4, located in the NE1/4 of Sec. 30, T13N, R19W, as
generally depicted on Exhibit A (see pics). The land is comprised of two adjacent lots, Parcel A (1.90 acres - 82,764 sq. ft.) and
Parcel B (0.91 Acres - 39,640 sq. ft.). The parcels are available jointly or separately.
Parcel B (1.90 acres)
This parcel is a high visibility corner lot on South Reserve Street and South 7th Street West. The 1.90
acres, or 82,764 square feet, includes over 260 feet of frontage along South Reserve Street. The
parcel is accessible from South 7th Street West, which serves as the northern boundary of the parcel.
To the west of the parcel is a residential subdivision, and to the south is an irrigation ditch and Parcel B.
Parcel B (0.91 acres)
This parcel is relatively flat and similarly sized to other single-entity businesses on the corridor. The
0.91 aces, or 39,640 square feet, are accessible directly from South Reserve Street along the 204 feet
of frontage. The northern boundary is an irrigation ditch and Parcel A, and to the west is a residential
subdivision.
The total size of both lots together is 2.81 acres or 122,404 square feet with 466.88 combined feet of
South Reserve Street frontage. The Missoula irrigation ditch separates the parcels and provides a visual
amenity.
