Building is recently completed. It is ready to be leased, build to suite. The building is currently a shell with two suites already leased.
Landlord provides HVAC, one ADA compliant unisex restroom, dividing walls (sheetrock only). Landlord will allow rear overhead doors to be added at the tenants expense. Tenant is responsible for buildout and other building expenses not explicitly listed above. Building is extremely energy efficient.
First and last month rent required upon lease execution. Security deposit required in the amount of one months rent.
Tenant will be allowed 60 days from the lease execution "rent free" for build out.
Water is shared with one meter for the building and divided evenly between the tenants. Each suite has their own electric meter.
Tenant is required to maintain premise liability.
