TURNKEY walnut processing facility. This property is vertically integrated to grow, hull/shell, fumigate, sort, process and package walnuts. Walnut trees vary in age and variety, please see map breakdown averaging over 4,000 lbs per acre. Orchard is irrigated via Six (6) Ag Wells, Two (2) wells are approximately 400 ft deep while the other 4 Ag Wells are approximately 250 feet in depth to service all 453 planted acres, running on average 2,000 gpm. micro-sprinklers and drip lines in place in other sections of ranch. The commercial processing facility with built in loading dock and attached office building encompasses 34,000 square feet. Huller and Dryer were replaced in 2017. Dryer building is approximately 12,000 square feet and houses 4 banks of steel dryer bins with a total capacity of 240 tons. The Huller building is approximately 3,700 square feet with 3 sides open aired. The Huller has an average hourly capacity of 15 tons. Overhead conveyors have been installed, so once a
walnut is dropped into the huller pit, it does not need to be touched by a person until it comes directly out of the cracking line. Therefore it goes through the huller, the dryer, into the silos for fumigation and storage and then into the processing facility and dropped into the cracker with out having to be handled. Fumigation building has blown in insulation and consists of two separate chamber facilities with a total capacity of approximately 228,000 pounds of in-shell walnuts. The chamber can also be converted to a cold storage easily with
the use of already built in equipment. Single family home is located at the front of the property, along with numerous other outbuildings located on the property with varying uses such as: Bin storage, equipment storage, chemical room, full bathroom, Silos and numerous fuel tanks.
