The former Eastman Kodak headquarters presents a rare opportunity to occupy a move-in-ready research and development (R&D) facility in New York State. The massive building offers a large grouping of fully built-out wet and dry labs, offices, and shared support rooms accommodating a range of occupancy requirements from small early stage life science companies to full floor laboratory and/or office users, including life sciences, biotechnology, pharmaceutical manufacturing, biomedical technologies, defense research, higher education, life systems technologies, or biomedical. This secure R&D building is located on a beautiful 100-acre campus and includes fully-furnished offices and cubicles already installed in the open areas. The building design boasts a two-story, stunning lobby atrium that welcomes employees and potential clients. Modern amenities are offered on-site and include a 300 seat full-service cafeteria, fitness center with locker facilities, 78 conference rooms, a product staging area, and a 2,000 square foot data center with raised floors. The campus has ample parking and can easily support a large workforce. The structure was built in 1981, and underwent a full renovation in 2003. It is equipped with five loading docks and the warehouse area features 36’ x 32’ column spacing, 21’ height to deck, and 8’ floor slabs rated at 250-350 lbs/sq ft. A reverse osmosis/deionization water system (RO/DI System) has also been installed. The research and development infrastructure is a key highlight to this facility, containing 290 turnkey wet and dry labs in excellent condition. 75 of these wet labs have chemical fume hoods (mix of standard and walk-in hoods), and dedicated electrical sub-panels and humidity control wall packs. Flexible mechanical infrastructure allows for these as well as 15 temperature and RH controlled environmental test chambers/clean rooms. To support all of the buildings systems, an advanced utility infrastructure is in place. These include: 480v, 3ph, 4,200 kVA redundant building feed, four 2,500 kVA double-ended substations with approximate rates capacity of 10MW, 2 emergency generators (750 kW and 1,000 kW), 1 Gbps redundant fiber network, an energy management system, all of which are 100% air conditioned and humidity controlled. Neighbors in the surrounding technology park include notable national brands like Health Direct Pharmacy Services, Adecco Staffing, and Pepsi Bottling Group. The building has easy access to I-490 and Route 531, enabling the Greater Rochester International Airport to be reached in 15 minutes, downtown Rochester to be reached in 13 minutes, and I-90 to be reached in 20 minutes.
